We were recently instructed to carry out a RICS Level 2 Survey on Canham Road in Acton, where our client was purchasing an apartment converted from a former warehouse.
The property is located in one of Acton’s more industrial pockets, with several commercial buildings and warehouses nearby. Conversions of this kind often bring unique character, but also present specific construction challenges.
During our inspection, we identified several key issues, including:
Cracked render to the external walls, potentially allowing moisture ingress
Dampness at low level to some perimeter walls, affecting the internal finishes
A number of electrical health and safety hazards, which required further investigation by a qualified electrician
Due to our client’s tight timeline relating to the Stamp Duty Holiday, we prioritised the inspection and delivered the report in a very short turnaround. This enabled them to proceed confidently and meet the necessary deadlines to complete the transaction.
